Choosing the Right Professionals When Building in Houston

If you’re new to construction or development you’re going to need a posse of professionals to help you achieve your project goals. Often times the general contractor manages the hiring and managing of the other sub contractors needed to build a new project but if you’re the GC you’ll need to find the right people to help you build your project and keep it on budget and on time.

Finding the right general contractor is the best way to keep the project on schedule and within budget. A good general will have access to a host of qualified sub contractors that you can rely on to do the job correctly. If you don’t have a relationship with a general contractor you’ll need to find one.

Get Recommendations

Choosing the right general is the same thing as hiring a vp in your company. This person will be responsible for most everything going on a the site so it’s important to hire a general whom you like, trust and can work with for months at a time. Ask friends in the industry who they recommend.

Do Some Research

A quick Google search will tell you a lot about your prospective contractors whether a general or sub. It’s a good idea to use sites like Angie’s list, Ripoff Report and other review websites to see if there is anything you need to know about the contractor. Negative reviews doesn’t necessarily mean you won’t hire the person, it just means you need to ask more questions. Call former clients and ask them how their project went.

Who Pulls the Permits?

If any contractor asks you to pull the permit, and you are not the GC you should probably refrain from hiring them. A quality contractor will be licensed and able to pull permits.

Other Professionals Needed

In addition to the general contractor, there are other important professionals you’ll need to hire. As stated above the General Contractor often has a trusted group of sub-contractors he uses on projects and will take care of managing them. Usually he’ll know the plumbers, electricians, HVAC, and labor to use on the job. You’ll also need these professionals:

  • Surveyors
  • Civil Engineers
  • Structural Engineers
  • LEED Certification
